We talk through your land, how you want to live in the house, and what you have already decided. No cost, no obligation.

Land & feasibility
Before anything is drawn we look at access, utilities, septic or tap, slope, soils and covenants — the things that quietly set the budget.
- 03
Design & selections
Plans developed with your architect or ours, then every selection sourced and priced so the number you sign is the number you know.
- 04
Build
One superintendent and one crew on your jobsite, weekly walk-throughs, and one phone number when a decision is needed.
- 05
Handover & warranty
A full walk-through on move-in day, then an eleven-month warranty walk before the first year is out.

Most budget surprises start in the dirt.
Bring us the answers you have and we'll help you find the rest. If you're still shopping for land, talk to us before you buy — it's the cheapest advice in the whole project.
Ask About My Lot- Do you own the lot, or are you still looking?
- Is there a road and driveway access that a build crew can use?
- Water — tap fee, or a well? Sewer, or septic?
- Power and gas at the property line, or a run to pay for?
- Slope, drainage and soils report — these change the foundation.
- HOA, covenants or county design review that limit height or materials.
